It’s one of the most popular topics of conversation and with housing affordability and availability becoming a real issue for many in the region, it’s no wonder why. The Douglas Shire has been notably impacted by the current housing crisis, marked by the scarcity of secure, long-term rentals, which then begs the question: Why rent when you can buy?

It may seem like a leap, however, realty experts at Property Shop Port Douglas & Mossman believe this could be the solution. The local real estate agency has several 2 or 3-bedroom apartments for under $400,00 that the agency’s Principal Alan Crossman says are a great way to get your foot in the door. “There are lots of benefits to owning over renting and you’ve got to start somewhere,” he said. “These properties are great entry-level homes and the best one for you depends on your needs – Is it essential that you buy in Port? The further out you go the more reasonable the price becomes.”

Those looking to buy have no doubt considered the First Home Buyers Grant which was doubled earlier this month by the Queensland Government. In a bid to encourage young buyers into the market, the grant was raised from $15,000 to a considerable $30,000 however, for those living in the Douglas Shire where new builds are rare, it may be hard to make use of. Mr Crossman suggests that those wanting to take advantage of the Grant look instead at land allotments that will qualify for the funding.

“Unfortunately, the market price of new housing in Port Douglas is too high and it might not suit first-home buyers but we do currently have several lesser-priced blocks in places like Wonga that are a great start,” he said.

Mr Crossman went on to say that security is one of the main reasons he suggests buying over renting. “There are plenty of rentals in Port Douglas but the issues that remain are that rent is quite high and you run the risk of being evicted come peak season when the owners either choose to move in themselves or use the property as a holiday rental, leaving you without a home.”
